Inspect the full foundation perimeter seasonally
5
What to Do
Walk the entire foundation perimeter at least twice a year — once in early fall before rodents seek shelter indoors, and once in spring to catch winter damage. Bring a flashlight and caulk. Check every pipe penetration, foundation crack, vent, and gap at the sill plate.
Why It Works
New entry points develop constantly from settling, weather damage, and normal wear. A seasonal inspection catches gaps before rodents find them. Fall is the most critical time because mice and rats actively seek indoor shelter as temperatures drop — completing exclusion before first frost prevents the annual invasion.
Tips
- From inside, turn off lights and look for daylight coming through foundation walls and around pipes
- Check where rooflines meet siding — rats are excellent climbers
- Inspect soffit vents and eaves for gaps or damaged screening
- Look for fresh gnaw marks on wood, plastic, or rubber as evidence of active rodent attempts
- Document entry points with photos to track repairs over time
