What to Do
Repair all water leaks — plumbing, roofing, gutters, and condensation from HVAC systems. Ensure proper drainage away from the foundation. Keep gutters clean and direct downspouts at least 3 feet from the house. Ventilate crawlspaces to reduce humidity.
Why It Works
Subterranean termites require moisture to survive and build their mud tubes. Moisture-damaged wood is significantly more attractive and easier for termites to consume than dry wood. Eliminating moisture sources around the foundation creates a less hospitable environment and makes your home a less attractive target.
Tips
- Fix leaky faucets, water heaters, and AC drip lines promptly
- Grade soil so water flows away from the foundation, not toward it
- Ensure crawlspace vents are open and unobstructed
- A dehumidifier in the crawlspace or basement can significantly reduce moisture levels
- Moisture problems also attract carpenter ants, wood-decay fungi, and other wood-damaging organisms
