Common Moisture Sources
Check for plumbing leaks at joints and valves, inspect foundation walls for cracks or efflorescence (white mineral deposits indicating water migration), examine window wells for clogged drains, and verify that gutters and downspouts direct water at least 4-6 feet away from the foundation. Condensation on cold pipes can be solved with foam pipe insulation.
When to Call a Professional
Foundation cracks wider than 1/4 inch, active water seepage through walls or floor, and hydrostatic pressure issues typically require a waterproofing contractor. Interior drainage systems with sump pumps cost $3,000-$10,000 depending on basement size. Exterior waterproofing with membrane and drain tile is more expensive but addresses the problem at the source.
